Even before you start the process of selling your property, you need to notify your mortgage lender you are planning to sell and find out what your outstanding mortgage balance is and if you will incur early redemption penalties. Then get a valuation from an estate agent. This will help you establish what you can afford with regards to your next property purchase - deposit, mortgage, stamp duty, removals and potential renovation money. It is a good idea to speak with a financial adviser at this point and discuss how much you will be able to borrow.
Engaging an estate agent that you have a rapport with is important. Find an agent that you are confident with in the way they communicate and market your property. Ask questions about how they will go about finding a buyer, agree a fee and ensure the contract between the two parties is agreeable.
All those little jobs you have put off need to be done. Filling holes in walls, clearing the gutters, and fixing squeaky floorboards will help to sell your home. Getting rid of any problems that potential buyers might be put off by is a good idea. Also, a coat of paint will freshen and brighten up your home. Once the estate agent receives an offer on your property, they will present it to you having obtained all the necessary information required to make an informed decision. Be prepared to negotiate. Remember that the buyer who makes you the highest offer is not necessarily always the best person to proceed with. Take into consideration if they have a property to sell, how long a chain they are in, if they require a mortgage, or if they are purchasing with cash in the bank, or a first-time buyer. Your estate agent will guide you through the negotiating process in order to proceed with the best buyer at the time of agreeing the sale.
Once a sale has been agreed, the estate agent will submit a Memorandum of Sale to each party, including Solicitors. A draft contract will then be drawn up which will include fixture and fittings details – items to be included and those to be purchased by your buyer. In England you do not need to arrange a property survey, but it is likely that the buyer will. A surveyor will arrange an appointment to visit your home, and will be looking for problems with utilities, damp, cracking, roof problems and timber defects. If your buyer requires a mortgage, their lender will organise a mortgage valuation to confirm the property is worth the money being lent. Any survey issues will be highlighted at this point and dealt with. This will then lead to exchange and completion.
