What are Home Information Packs (HIPS) and do I need one?
From 6th April 2009 it is a mandatory requirement for all properties in England to have a HIP.
The information contained in your HIP is outlined below and is a general guide of the documents included:-
a) Energy Performance Certificate (EPC)
b) Land Registry Title Plan
c) Office Copy of Register of Title
d) Unregistered Land Document (only if applicable)
e) Copy Lease (only if applicable)
f) Water and Drainage Search/Enquiries
g) The Local Search (Local Land Charge and Local Enquiries)
